How the 1% closing-cost credit works

• Who qualifies: buyers who purchase through Portfolio Home Realty and finance with Save Financial.
• The amount: 1% of the purchase price. Example, for illustration only: on a $1,200,000 purchase, 1% is $12,000.
• How it is used: applied toward non-recurring closing costs, subject to lender approval, and shown on your Loan Estimate and Closing Disclosure.
• Where it comes from: the buyer-side commission Portfolio Home Realty receives on the sale. It is paid only if that commission is received.
• Your choice: you are not required to use Portfolio Home Realty or Save Financial. The credit is not available if you finance with another lender.

How the two businesses work together

1. Find your home with Portfolio Home Realty. A full-service buyer's agent representing you across 49 SoCal cities (Newport Beach, Beverly Hills, Malibu, Manhattan Beach, Irvine, Laguna Beach, plus 43 more). DRE #02232009.
2. Get pre-approved with Save Financial. Concurrent pre-approval through our mortgage brokerage (NMLS #377740). Clients get a pre-approval letter within 24 hours of submitting a complete loan application.
3. Write a competitive offer. Portfolio Home Realty writes your offer with Save Financial's pre-approval letter, sellers see a strong, financially-ready buyer.
4. close quickly. Coordinated transaction with shared admin between the two offices.
5. Receive your 1% credit at closing. It is applied toward non-recurring closing costs on your Save Financial loan, subject to lender approval.
